McElroy’s provides complete preventive tasking to allow a predictive approach for maintaining your heating, cooling, ventilation, refrigeration, and plumbing systems. Each program, recommendation or project is presented to help you control budgets, enhance efficiencies, improve comfort, maintain quality and protect the investment you have in these systems.

Many programs are funded through energy savings measures that offset commercial HVAC upgrade expenses. Our approach includes a complete survey, review of operating procedures and evaluation of costs related to heating, ventilating and air conditioning. We work with you to find the best solutions to your concerns.

Preventive Maintenance options. Because downtime is never an option.

Inspection and maintenance labor only.

This annual maintenance contract will help prolong the life of your equipment and reduce downtime. It’ll also minimize the chance of a major breakdown while maximizing your system’s efficiencies. A McElroy’s certified technician will carefully inspect your HVAC system, perform service, and consult with you on repair-replace considerations.

Preventive Maintenance Plus

Full labor agreement that does not cover parts, components or refrigerant.

This contract includes the benefits of our Preventive Maintenance contract, as well as:

  • Clean dirty coils, change air filters, replace belts before they break, and tighten loose electrical connections.
  • Make appropriate adjustments to your system to keep it in peak operating condition.
  • Repair and replacement labor
  • Overtime emergency service
  • Discounted labor rates on all plumbing, electrical, heating and air service calls.

Total Service Protection

Full coverage agreement including parts, components, refrigerant and all required labor.

We consider our Total Service Protection program the complete package, and for good reason. It includes everything that’s covered in our other programs, as well as the cost of parts, components and refrigerant. Enroll in this program and you’ll receive the best that McElroy’s has to offer:

Building System Analysis

One-time agreement to assess and determine the overall conditions of your facility's equipment and systems. With our Building Systems Analysis, we’ll provide periodic on-site inspections of your equipment operating conditions. We’ll look for things like oil leaks, dirty coils and filters, worn or broken belts and loose connections. We’ll observe for fan vibration and listen for unusual noises that may be potential problem areas. This helps prevent larger problems, such as equipment failure, from occurring.

Fire and smoke damper inspection, testing, maintenance and repair.

Your first responsibility is to protect those in your care from harm. We share your concern for your employees and customers, and take every precaution to keep your building's fire and smoke dampers in excellent working condition.

Our damper inspection is comprehensive, and always includes a detailed report. With your permission, our certified technicians will perform any necessary repairs at the time of inspection. This can help lower costs, and if necessary, help you gain compliance as quickly as possible.

The McElroy's Fire, Smoke and Combination Damper Inspection includes:

  • Unobstructed access to the damper will be verified and deficiencies reported to the owner.
  • If the damper has a fusible link, the link will be removed for testing to ensure full closure and lock-in-place if so equipped. The fusible link will be reinstalled after the completion of testing.
  • The operation test of the damper needs to verify that there is no damper interference due to rusted, bent, misaligned or damaged frame or blades, or defective hinges or parts.
  • The damper frame must not be penetrated by any foreign objects that would affect fire damper operations.
  • The damper must not be blocked from closure in any way.
  • Lubricate all moving parts of the damper.
  • Manually activate electric smoke dampers to ensure that the actuator is operable and to verify full closure of the smoke damper.
  • All inspections and testing will be documented indicating the location of the damper, date of inspection, name of inspector and deficiencies discovered.
  • The documentation will have space to indicate when and how the deficiencies were corrected.
  • Inspections will be performed by a NEMI Certified HVAC Fire Life Safety Technician.
  • All documentation needs to be maintained and made available for review by the AHJ.

The National Fire Protection Association, International Code Council, The Joint Commission, State Fire Marshals and others require periodic inspection of passive fire systems. Choose McElroy's.
