AARA High Performance Green Building

In October of 2010, a major, two-phase infrastructure upgrade was under-taken on the Frank Carlson Building and Courthouse. McElroy’s performed design, mechanical and electrical duties on the project.

Phase One included the replacement of four, large chilled water air-handling units located in the building’s penthouse, and the installation of new, variable air volume boxes throughout the building.

Phase Two, completed in-house by McElroy’s, included the design and installation of remaining variable air volume boxes, as well as a new solar water heating system to heat the domestic hot water in the facility. Ultra-violet lights were also installed in the air handling systems to reduce air born contaminants.

The benefits of the upgrade include increased occupant comfort and a more reliable system, plus reduced energy usage and lower facility operating costs. Work was completed around the clock over three-day holiday weekends, resulting in no downtime for occupants.
